Modified 1 November 2026 for Serenity on Plover:
- URL/attribute and notice-key validation; nested-fallback escaping correction.
- Bounded same-origin South African English library lookup and shared fetch cache.
- Preserve pre-rendered legal DOM/focus without a redundant runtime fetch.
- Property-address links to /location/ in reviewed visible content; structured data preserved.
- Shared external-link helper: blank target, nofollow/noopener/noreferrer and announcements.
- New-tab link announcements for assistive technology.
- Semantic h2 section headings for document navigation.
- Static fallback retained on errors; Node/build-safe initialisation.
- Site-specific legal content/configuration replacing generic notices that assumed
  cookies, analytics, e-commerce, appointments or broad liability waivers.
